Newmarket Real Estate Trending...

With the volatile world right now, some wonder how the real estate market is holding up and locally, in Newmarket and Aurora, those concerns are no different. Real estate has even been part of some of the fodder for incumbents on Aurora council which recently passed a motion towards the possible creation of new biting by-law to combat absentee property owners. Watch for that developing down the line!

Ont's official plan calls for more housing around transit stops
Here's some current trends that will either put you at ease or cause alarm bells for you depending on your outlook or expectations.

In the past month, well 28 days, there have been 222 houses added to new listings in Newmarket while 89 homes sold in that same time-span with an average of 33 days on the market before selling!

BUT you ask, did they get their selling price? Well, 97% was the selling to listing price ratio in the past 28 days!

There do seem to be a couple odd trends emerging from some of the stats such as:

  • A 2 bedroom detached homes sold for an average of $575 k 6 months back whereas a 4 bedroom home decreased from 955K to 874K a drop of 15%
  • A 5 bedroom house sold for $1 million 3 months ago and now in July, Aug it's $1.4 million - a whopping 34% jump!
Overall, listed detached house list price's are down 10% from 6 mos ago across Newmarket while in Aurora the average house sold for $918K up 7.8% in the last month.

So? Now you know! What are you waiting for? Get listing, renting, selling or buying!

New Newmarket Housing Good For Town Growth

Newmarket, Ontario, Canada has recently been getting caught up with its quota of "needed' added new housing stock with some new apartments now being readied for 2017 rental. That's good news for some of the next generation of younger residents to have an option to stay living in town. With construction well underway, the multi storied units should be ready early in the new year for viewing is my guess.

Meantime, on Main St., the clock tower development, continues to be a proposal in progress, although some way is yet to go before any shovels hit any ground, but when and if they do, it will be a decision the town has long awaited.

The Forrest Group (from Markham) proposal, supported by the town's mayor, as I understand, is for 7 stories, while the local establishment B.I.A. and a number of vocal residents support the original zoning allowance of 3 stories being added.

Recently there was a bit of action on the face of the building sparking some speculation that something was afoot but for now it seems they just want to bare some of the original bricking which had been covered with some unsightly looking aluminum and such. Hmmm..Never judge a book!

It's not clear yet is what type - condo or rentals - will go in at the clock tower location on Main St, (all plans keep the tower intact) however should they wait too long, with new legislation coming down the pipes requiring all new housing built to include 10% "affordable" units, they best move fast.

Watch for this Davis Dr. property down the pipes
I'll support whatever type or size an Adjudicator eventually decides this issue on and look forward to help filling it up and linking your clients to it when it arrives... whatever it be!

Tom's Top 10 Real Estate guess? 5 stories w a 10% mixed income model....And further down the pipes - the Yonge & Davis corridor.

A Rental Property with A Titanic Edge

Titanic Movie Location a Production's Dream

Location with a view could be any era. Overlooks Newmarket from Uxbridge, Ontario, Canada
I've written before about how Newmarket, and often its Main St., had been utilized a number of times in various movie productions including this short scene from Tommy Boy and most recently the Remake of Carrie as well as Regression with Ethan Hawke and Emma Watson. But close by Newmarket, some even more famous movies have had segments shot here too, and one particular location even had a building paid for and built by the Producers on the property just for the movie - that being the Titantic - and that that building, along with another studio space totaling 20,000 square feet, only minutes from Newmarket, and is available for production use and bookings today.

2016 Image
Catch Me If You Can and Night at the Museum were also shot here with Ben Stiller in the latter, using prepared animals owned by then previous property owners who were taxidermists. Some of the scary looking features still adorn the upstairs "lair" of Studio A, including a fighting zebra and lion as seen in the flick, a fierce looking tiger, and polar bear. Click to see photo album highlights.

Location, Location, Location!

The gorgeous property studio minutes from Toronto and surrounded by farm fields also features a fully functional five bedroom house and 98 acres of tree lined bush, a natural waterway, and is complete with cleared vehicle pathways, making way for resilient vehicles to travel through.

In fact the area was used for a live launch of Tomb Raider with 50 participants flown in from around the world to play in a live version of the game in the launch followed by a screening at the Studio A projection lounge and no worries about storage of equipment from day to day either as the entire grounds are under 24 hour video surveillance.

Studio B - Built by Producers to accommodate the famous car love scene in the Titanic's parking deck
Located outside the foot of Studio B
You can book this gorgeous historic G.T.A. location whether that be for a production or function - as the Studio B can also easily be converted to host a large wedding, large group reception or live music event. Imagine telling your guests or potential clients you're hosting your production / wedding in the very building the famous fancy car love scene from The Titanic was shot with Leonardo Dicaprio! For those able to afford it, we may even find you a similar car to adorn the studio room turned hall for the night.

Shot Main St Newmarket during the filming of Regression with Ethan Hawke and Emma Watson
Newmarket is in the heart of Hollywood North and convenient to G.T.A. productions with the studio located only 40 minutes from downtown Toronto and minutes from historic downtown Newmarket and Main St.. So this prime studio, house and grounds location offer more than just in-house convenience, but nearby access to time travel scenes as well within a vibrant York Region / GTA community, brimming with acting and production crew talent.

Call TPE @ 289-221-0928 to inquire. Bookings by the day, week or month depending on availability. Studio space booking use without the house also negotiable depending on availability.

House of Hope - The Rental Resurrection

WAS RENTED BY THIS BLOG/ Now available again
Maybe you've driven by the property on Leslie St. just north of Green Lane many a time and briefly thought to yourself,

" I wonder what's in there?"

Until recently when it became vacant, I would have said its been a mental health rehab, a centre for youths & before that, Cross- Links for 11 years, providing housing and meds to residents with mental health and addictions issues. At first glance, the old red brick house looks deceptively small, but with additions, holds room for an office and 15 self contained units within it's 8,000 square feet.

CBC dropped by in 2011
The basement, illuminated naturally like every room in the house, has been converted into a dining area and kitchen with additional storage areas and laundry room. Outside, magnificent trees adorn the grounds which stretch back east from the house. Looking to the north you see a wheat and sometimes corn field complete with picture perfect barn. When you've spent time there, a certain serenity seems to envelope you, and it's not hard to believe its been a place for  healing of the minds and souls for many a year. In it's own way, this building has served the community and society in a much bigger way than credit is given - especially when you know the owner could easily have sold such a property for fat profit to developers but did not wish to. In fact it has been his mission, almost, to keep it functioning in a mind healing capacity for people in need of such servicing throughout his tenure. For over 50 years now it's remained a retreat or home of aid of some type. But times change.

Homeless until put to work
Each room has some natural lighting and hardwood floors
Sometimes we incorporates media attention like arranging a CBC story to draw attention to a location to find the right operators and tenants. Hopefully not needed this time!

Photos for Real Estate an Art Sale

    Rooms With a View
Selling a property can be a simple process, not always, and certainly not if you want to optimize your seller and buyer base. The sooner a person knows about a property the sooner funds can flow or a property bought and or sold. More and more industry insiders are understanding that old fashioned house showings are a way of the past, with innovative ideas like hosting parties seeping into some of the more posh homes sales. Great way to show off a home to a single male is to invite him to a pool patio party adorned by bikini clad women. Hey, got that one from a former Trump protege.

Generating stories in the media are nice too but generating a buzz through social media and other online circles can help optimize your sales too, informing more interested buyers, simply because you've knocked on more doors. Or rather they've knocked on yours.
